Searching for the perfect apartment can be an exciting yet challenging task. With so many listings, specials and fees to compare, a simple process keeps you focused. Here are five easy steps.
Step 1: Know your real budget
A common guideline is to keep rent around 30% of your gross monthly income, and many landlords require income of about three times the rent. Add utilities, renters insurance, parking, pet rent and amenity fees to see the real monthly cost. Try the rent affordability calculator.
Step 2: Separate must-haves from nice-to-haves
Write two lists. Must-haves might be commute time, bedrooms, pet policy or in-unit laundry. Nice-to-haves — pool, gym, balcony views — are tie-breakers, not deal-makers.
Step 3: Search smart
Use listing sites to learn the market, set alerts for new listings, and talk to a free apartment locator, who often knows about specials before they're advertised. Be wary of any listing priced well below similar units.
Step 4: Tour with a checklist
- Run the water, check pressure and how long hot water takes.
- Open closets, cabinets and windows; look for signs of leaks or pests.
- Check cell signal and ask which internet providers serve the building.
- Ask about the total monthly cost, lease terms, renewal increases and the guest/parking policy.
- Visit at night or on a weekend to hear noise levels.
Step 5: Apply with everything ready
Have your ID, recent pay stubs or offer letter, bank statements, references and past landlord contact info ready. Check your credit beforehand so there are no surprises, and read the whole lease before you sign — especially fees, renewal and early-termination terms.
